Non-Habitual Residency is a special tax regime in Portugal which enables qualifying entrepreneurs, professionals, retirees and high-net-worth individuals of any nationality (including non-EU/EEA citizens) to benefit from reduced rates of tax on portuguese-source income, while most foreign-source income is exempt from portuguese taxation, for 10 years. Applicants must qualify as a tax resident in Portugal and have not been taxed as a Portuguese tax resident in any of the five years preceding the year in which residence is established.

The purchase of a one or two-bedroom apartment or a three-bedroom penthouse residence grants the long-standing privilege of having access to fantastic leisure facilities and several exclusive owners’ benefits, including a 5% annual net rental return, as well as eligibility to apply for Non-Habitual Residency. The NHR programme was created in 2009, with the aim of attracting non-residents with high value-added potential, such as skilled workers, investors, freelancers, and retirees to Portugal. These individuals benefit from special tax rates for a maximum period of 10 years.
